Details: Summary: The Asset Management Project Manager is responsible for the implementation and execution of project management, monitoring and reporting activities related to the Asset Management function. The Project Manager will work with the with the SVP of Asset Management, FP&A Managers, Asset Management Directors and District/Region Operations Management to coordinate site visits, implement action plans, perform follow and monitoring up procedures, recommendations/feedback and present results to senior management. Holiday Core Competencies • Genuinely cares about people • Is available and ready to help • Ensures deep customer relationships through positive, engaging interactions; makes sound business decisions with residents and their families in mind • Knows the competitive landscape, clearly articulates the value proposition, and maximizes our specific competitive advantages with the market • Adheres to Holiday’s core values and beliefs during both good and bad times; acts in line with those values • Is widely trusted, is direct and truthful in an appropriate and helpful manner • Keeps confidences, admits mistakes, and doesn’t misrepresent themselves for personal gain Asset Management Project Manager Competencies • Ability to work cooperatively and collaboratively with all levels of employees, management, and external agencies. • Sets objectives and goals; breaks down work into the process steps • Accurately scopes out length and difficulty of tasks and projects • Develops schedules and task/people assignments • Anticipates and adjusts for problems and roadblocks Track project milestones and deliverables. • Measures performance against goals; evaluates results • Uses diplomacy and tact; can defuse even high-tension situations comfortably • Makes decisions in a timely manner, sometimes with incomplete information and under tight deadlines and pressure • Understands how senior managers think and work • Ability to quickly shift priorities, demands, and timelines through analytical and problem-solving capabilities. • Embrace change and innovation and can quickly adapt to the changing environment • Excellent verbal/written communication skills and customer service skills • Relates well to all kinds of people – up, down, and sideways, inside and outside the organization, builds appropriate rapport, constructive and effective relationships • Strategic thinker who works well independently and learns quickly when facing new problems Essential Duties and Responsibilities (other duties may be assigned): • Monitors & ensures compliance with lease & management agreement requirements • Assists in determination of priority communities on a monthly basis • Leads planning and coordination of site visit schedule for Asset Managers • Accumulates Action Plan information and organizes schedule for follow-up; provides recommendations & feedback as necessary • Follows up with, and tracks progress on, specific action items for portfolio communities • Assigns tasks and deadlines to stakeholders of Action Plans, as needed • Collects weekly occupancy projections for portfolio communities • Monitors developments in portfolio communities throughout the month (e.g. occupancy concerns, Action Plan failures & successes, etc.) • Tracks effectiveness of Asset Management function through agreed upon performance metrics • Participates in monthly & quarterly business performance reviews (KPI review meetings) with Executives & Ownership Groups • Assists in execution of Action Items, site visits, and competitive analysis, as needed • Perform all work assigned for the agreed upon monthly wage accepting no additional payment or non-perishable gifts from residents, vendors, facility management or others • Ability to keep all business and operations information confidential • Must demonstrate the ability to support, practice and deliver the “Holiday Touch” 100% of the time • Must demonstrate high standards of ethics and personal accountability Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
